The Clovelly 225 is the top-selling home at Fairhaven and it’s easy to see why it’s so popular. Designed for the ever-expanding Greenfield estates of Melbourne and the surrounding regional areas, affordability and practicality are melded together to create this smart yet stylish design. It’s ideal for the growing family looking to maximise home liveability on a smaller, more affordable allotment.
Designed to fit on a narrow 12.5m wide block, our design and display team were astute in managing to comprise the much coveted four Bedroom, two Bathroom, two Living area and two Garage wants that are in such high demand.
The Eco façade offers great street appeal, with the extended portico and eaves accentuating the roof line and creating the impression that it’s far bigger. The contrast of dark and light finishes assists in the grand appearance. Inside, the first break from tradition was to have the sitting room to greet and entertain guests right at the front of the home.
With the population boom Melbourne is experiencing from overseas, we undertook to better understand the cultural requirements of many new home buyers. Our clientele want to entertain guests for formal meetings or gatherings on entering their home, ideally somewhere separate to the main Living and cooking areas. With its clever layout, the Clovelly 225 has executed this perfectly and as a result has been a huge success.
Styled throughout with raw timbers, blush pinks, whites and warm greys, the textural furnishings and reflection of natural light gives the home an open and inviting feel. The Master Bedroom is practical, light and bright with an Ensuite Bathroom and separate Walk-In-Robe with added storage modules and moved entry point. Contemporary and neutral colours maintain a light coloured space in the Ensuite. The added use of a cavity sliding door keeps the Bedroom separate if required. The Ensuite vanity, shower and WC have been moved from standard to allow for the 1200mm tiled shower. Down the hall, the Kitchen is practical with its breakfast bar, 900mm appliances and huge Pantry that has clever access directly from the Garage through the Laundry.
Another smart layout that’s not often seen in homes designed for smaller blocks is to have the Kitchen set aside from the open plan Living and Dining area. Fitted timber finish melamine doors feature in the Kitchen and Laundry linen, moving the design through the spaces to tie it all in perfectly. With the Kitchen sitting on the alternative side of the main hallway, this allows for the Living and Dining area to have flexibility of layout and feel a lot bigger with more usable space.
The Meals window was changed to a sliding door which has many benefits. Huge windows and sliding doors to the rear and side yard open the home out onto an expansive Covered Outdoor Area. The 4.5×3.3m space is appropriately dressed with a lounge setting and is suitable for year-round entertainment with the added ceiling fan. Beautifully decked, the area overlooks the manicured gardens and feature swimming pool.
The three Bedrooms and central Bathroom, all to the rear, complete the home. Fitted with built-in sliding mirror robes, the room sizes appear larger. Timbers and greys continue through each room complimented by the soft furnishings.
The Clovelly 225 offers a clever layout and cost-effective design that is perfect for a growing family with affordability at front of mind.
